The private gate takes you directly onto the South Downs. Close to the beach and city, Chichester, Portsmouth, Goodwood, Cowdray and Witterings beaches are close by while the train takes you to Waterloo in an hour. Ripsley is a place to get away from it all. Great for cyclists, walkers, couples and families. There are garden games, a tree swing, tree house, firepit and football to enjoy while the pool and tennis court are available from late May until the end Sept/early Oct, Mon- Sat 9am - 1 pm.

The Spa facilities will be completely private for your use between 10am and 9pm. The heated swimming pool, steam room, sauna, and hot tub can be used all year round. Free onsite parking as well as an outdoor tennis court. Two bedrooms, with ensuites 1 king-size bed and two singles and sofabed for kids.

The Orangery is a studio space situated at Coes Farm organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool, hot tub, sauna, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Nest is a self-contained, well-equipped apartment on two levels, adjoining the main house, with its own entrance. It looks onto a shared garden and shared pool (summer only). Arundel, with its castle and cathedral, is a 45 min walk away. Access to the many South Downs footpaths is a 5 min walk away. By car, you're 5 mins from Arundel, 15 mins from the sea and 20 mins from Goodwood or Chichester.

Your private 8 seater hot tub is exclusively yours between 4-9 pm located on the main house's patio, 25 meters up from the lodge. Our beautiful rustic one bedroom barn is attached to the end of our family home. It situated in the popular Surrey Hills an area of outstanding beauty surrounded by many local award winning pubs and to numerous picturesque country walks right outside the barn doors. The property comes with a wood burner making winter particularly lovely with board games available. Guests are also welcome to use the house facilities which include a heated swimming pool and tennis court. Dogs are very welcome

The Pool House (for 2 Adults & 2 Children)

This unique, Architect designed self contained building, has a style all of its own. With an open plan kitchenette and island unit, including an oven, microwave, hob and fridge freezer, you can dine in or go out to the Market Town of Petersfield. The lounge area has a 72" TV with a full sky package and spare HDMI leads. There is a walk in shower wet room and a separate cloakroom. The bedroom is cosy, with a king size bed. There is a separate area with bunkbeds, for smaller children.
