BATHROOM The tiled bathroom features a full-width walk-in shower with powerful fixed & hand-held shower heads, A modern basin offers instant hot water, set against a full-height/full-length mirrored wall. The WC and heated towel radiator complete the picture. SITTING ROOM The front door leads directly to the living room, meaning it enjoys a natural flow to/from the private courtyard. Seating is comfortable and tables are plentiful. Warm lighting highlights walls hung with pictures, and the sash window has working shutters. KITCHEN Clean & modern with wooden worktops and light flooding in through two sash windows, which open and link to the courtyard. Masses of drawers/cupboards and fully equipped - gas hob, electric fan-oven, microwave, dishwasher, fridge with freezer compartment. UTILITY ROOM A modern automatic washer/dryer operates quietly behind a closed door off the main living room. This walk-in area also provides a wealth of storage and worktop space for associated items. PRIVATE COURTYARD The private basement courtyard enjoys the morning sun and comes equipped with a table and two chairs. It isn't naturally overlooked, but the three sash windows from the flat itself open wide onto it, meaning that those inside aren't isolated from those inside. The street above is inherently quiet meaning that this idyllic undisturbed space is a huge asset to the property and will enhance summer visits. Perfect for al-fresco breakfasting or evening drinks. These factors are regrettable, but are outside the scope of any adaption we could do. Lovely Guest Suite in Central Edinburgh

Beautifully furnished one-bedroom guest suite in a central, but quiet, location and within walking distance of most tourist attractions - also a good bus service is nearby. The guest suite is a real home from home - comfortable for up to three people. It is part of my home but is a private space. As I live in the same building, I am available if you need help or advice. PARKING: you MUST let me know if you plan to bring a car BEFORE booking. The available parking won't suit everyone.

The Great Hall, Dollarbeg Castle

This 2 bedroom apartment is the beautifully converted former Great Hall of Dollarbeg Castle. Built in 1890, Dollarbeg Castle was the last gothic baronial style building of its type ever built. The city centre is only 5-10 minutes in a taxi and you have a choice of many buses close by.

Perfect 4 bedroom 2 bathroom Home

Portobello Beach is 15 minute walk away which is a must see especially with kids they will love it in all weathers. Buses (every 10 minutes) stop at end of the street to city centre which takes about 15/20 minutes. Co-op, post office, and various takeaways at end of street. Travel cot available if needed NO parties we will be contacted to deal with any noise at the property as we only live a few minutes away. Ring doorbell has been set up to monitor this.
