Situated on a farm between the picturesque villages of Broadway and Winchcombe this private annex is the ideal getaway or escape for visiting the Cotswolds. Spread over two floors the open ground floor contains a small fully equipped kitchen and comfortable seating area with large wood burner. There is a private outdoor area for your enjoyment. Upstairs has a super king size bed and ensuite bathroom. All bedlinen is 100% cotton with down duvet, pillows soft towels and lots of wardrobe space.

The barn is set in the large garden of an old farm house in the historical Village of Kings Sutton, and has been tastefully converted in to a modern living space. The accommodation comprises: Large kitchen sitting room, with WIFI and Connected TV. A mezzanine bedroom with double bed (sleeps 2 or 2 +baby in cot) A small seperate bedroom that can be laid out as a King or 2 single beds A small tasteful bathroom and a utility room. Pear Tree Cottage is a bright, south-facing recently renovated detached former barn located in the heart of the friendly village of Barby. Barby is a rural village just 5 minutes from Rugby, 25 minutes from Leamington Spa and with good access to the M1, M6 and A14. Pear Tree Cottage is a separate annex set across a courtyard from our family home. Both properties benefit from being setback from the road and surrounded by well-kept gardens and mature trees offering peace and privacy.

Plenty of good walking / cycling and a short walk through the fields to a peaceful pond. The space can accommodate a blow up bed and there is a travel cot available on request.

It has massive double bed (UK King), plus a SMALL double pull out sofa bed. There is FREE on-street parking outside the house on a quiet road, though there is no private parking on the drive. We do offer, for a small fee, EV charging on drive.
